Los Angeles Unified School District - Amanecer Primary Center

One of seven schools and a park recreation center developed for the Los Angeles Unified School District as part of its plan to reduce overcrowding in area schools, Amanecer Primary Center was designed by Froehlich Kow & Gong Architects.

Designed to relieve overcrowding at Rowan Elementary School, this 29,858 square-foot school is located on approximately 1.32 acres and serves 300 kindergarten through first grade students in 12 new classrooms and includes a full-day kindergarten, library, multipurpose room and playground facilities.  This two-story primary center is located on a small urban site and has been designed to maximize playground and landscaping areas.  The project also provides underground parking.

Developed under the Education Code 17406 Lease/Leaseback program, Garfield’s innovative financing plan provided the District with the most advantageous capital structure while enabling development team selection based on best value rather than lowest bid.

The eight developments were managed concurrently in eight locations with eight distinct designs by eight separate architects, including interface with eight owner representatives, eight separate builder project staffs and more than 200 subcontractors.
